CSMART Energy
“Energy under control, in the service of efficiency, margins and lasting performance.” A complete building management solution for residences, hotels and commercial buildings — one that measures as much as it controls.
Six domains driven from one supervision console
Building management is not just heating. Gains become significant when uses are cross-referenced.
Access and security
Electronic locks, badges, mobile keys, connected key boxes and opening traceability — directly linked to CSMART Access.
Heating, ventilation, air conditioning
Control based on real occupancy, energy optimisation and tailored comfort, by zone and by exposure.
Intelligent lighting
Automated scenarios, presence detection, ambience and common-area management.
Water and wellness
Consumption monitoring, control of spas, pools and irrigation, alerts on leaks or abnormal flow.
Multimedia and connected services
Centralised audio and video distribution, connection to the residence's digital services.
Supervision and optimisation
Real-time dashboard, consumption monitoring, regulatory compliance — the French tertiary decree in particular.
Three unit states, three setpoint regimes
A unit does not need the same comfort whether it is occupied, booked but empty, or out of service. Most installations know only one of these states — and therefore arbitrate for the worst case, all season long.
CSMART Energy combines PMS data, presence detection and opening status to apply the right regime, and to return to comfort before the guest arrives.
- OccupiedComfort setpoint, adjustable by the guest within a range defined by the operator.
- Booked but emptyModerate setback, with automatic pre-conditioning timed on the expected arrival.
- Out of serviceDeep setback with frost protection and humidity monitoring — the mode that makes the difference between seasons.
- Window openImmediate emitter cut-off, restored on closing. Removes pointless heat loss.
What controlled energy changes, depending on where you stand
Guests
Comfort already prepared on arrival, and sustainability made visible.
- Heating, cooling, lighting and water pre-set
- Consumption shown in the app
- Playful rather than guilt-inducing awareness
Operators
Every use of the building read from the same supervision console.
- LoRaWAN meters, water and energy pulse counters
- Open APIs: technical, access and booking data aggregated
- Leak and overconsumption alerts, remote control
Concierges
Fewer trips, more useful time.
- Anomalies detected before the complaint
- Interventions prioritised by data
- Centralised arrival and departure tracking
Owners
Charges that fall and accounts that read clearly.
- Energy optimisation = better rental returns
- Multi-property tracking on one platform
- Statistics shared with the managing agent or co-ownership
Compliance deliverables
- Equipment inventoryInstalled capacity, zones served, current control level.
- Continuous consumption monitoringHistorised by use, by zone and by period.
- Drift detection and alertingConfigured alerts with thresholds and recipients.
- Periodic reportTrajectory against target, actions taken, actions proposed.
Tertiary and BACS decrees: from obligation to trajectory
The French tertiary decree requires a 40% consumption reduction by 2030 for the buildings it covers, with an annual declaration. The BACS decree separately requires building automation and control systems based on installed capacity: a 290 kW threshold since 2025, a 70 kW threshold from 2027 — which brings a large share of mid-sized residences and hotels into scope.
The obligation covers continuous monitoring, drift detection and the ability to compare performance. CSMART Energy delivers those three functions, and puts them in your team's hands rather than a consultancy's.
Let's talk about your property.
Thirty minutes is usually enough to scope a project: the guest journey you want, operating constraints, regulatory deadlines and a realistic order of magnitude for the payback. Two showhomes are open to visit, in La Londe-les-Maures and Les Arcs.
