The mechanism

Three unit states, three setpoint regimes

A unit does not need the same comfort whether it is occupied, booked but empty, or out of service. Most installations know only one of these states — and therefore arbitrate for the worst case, all season long.

CSMART Energy combines PMS data, presence detection and opening status to apply the right regime, and to return to comfort before the guest arrives.

  • OccupiedComfort setpoint, adjustable by the guest within a range defined by the operator.
  • Booked but emptyModerate setback, with automatic pre-conditioning timed on the expected arrival.

Compliance

Tertiary and BACS decrees: from obligation to trajectory

The French tertiary decree requires a 40% consumption reduction by 2030 for the buildings it covers, with an annual declaration. The BACS decree separately requires building automation and control systems based on installed capacity: a 290 kW threshold since 2025, a 70 kW threshold from 2027 — which brings a large share of mid-sized residences and hotels into scope.

The obligation covers continuous monitoring, drift detection and the ability to compare performance. CSMART Energy delivers those three functions, and puts them in your team's hands rather than a consultancy's.
