CSMART Water
Meter, irrigate and control the building's water. In tourist accommodation, water is a significant cost, consumed by occupants who do not pay for it directly — and that nobody watches at night, off-season, in an empty unit.
An operating cost that keeps rising
Four figures that explain why water stops being a technical topic and becomes an operational one.
Water is no longer just an invoice
Economic
Rising shared charges, leaks in vacant units, manual readings and disputes.
Environmental
Summer restrictions, less waste — and less hot water, therefore less energy.
Guests and image
Water is included in the stay. Pressure and water quality get noticed; a CSR commitment gets valued.
Regulatory
MID-certified, enforceable metering, individual billing encouraged, hot water health monitoring.
Three levels, from the main meter to each unit
Each level gives its own view of the network. Cross-checking them turns a reading into a diagnosis: a gap between the main meter and the sum of the units means a leak somewhere in between.
Network head
The main meter, read continuously and cross-checked against sub-metering.
- Total building consumption
- Data consistency check
- The utility's own meter stays untouched
Risers
Sub-metering per riser reveals imbalances across the network.
- Network balance between risers
- Losses identified
- A leak located riser by riser
Units
MID-certified cold and hot water meters, with an optional shut-off solenoid valve.
- Enforceable cost allocation
- Targeted shut-off, unit by unit
- Exports for service charge billing
Meter, irrigate, control
CSMART Water can be deployed on its own, or as the first building block of fluid management: electricity and gas are added later on the same radio network, with no new gateway.
Metering
A continuous reading of the network, with no manual readings and no site visits.
- MID-certified cold and domestic hot water meters
- Sub-metering per riser to locate losses
- Dashboards by unit, riser and building
- Exports for cost allocation
Automatic irrigation
Green spaces watered to actual need, drawing first on harvested rainwater.
- Rainwater tank level measured continuously
- Automatic mains top-up below the low threshold
- Control of irrigation valves and pumps
- Separate metering of irrigation and mains water
Control
CSMART Water does not merely measure: it acts, by unit or by riser.
- Leak detection: continuous flow, overconsumption, riser anomaly
- Remote shut-off by solenoid valve
- Off-season, arrival and departure scenarios
- Local safety shut-off, even without Internet
Rules that act without intervention
Each rule is set according to the site, the season and how maintenance is organised. What changes everything is that arrivals and departures are already known to the system: CSMART Access passes them on, and the water to the unit opens or closes without anyone travelling to site.
An off-season leak then costs a notification rather than a summer invoice.
Example scenarios
- Off-season leakContinuous flow in an unoccupied unit: water to the unit shut off, alert to maintenance and the manager.
- Riser anomalyAbnormal flow: instant alert, then the riser is shut off if nobody intervenes within two hours.
- Arrival and departureCheck-in or check-out recorded by CSMART Access: water opened or closed automatically.
- OverconsumptionA large volume within an hour: the unit or the pipe is shut off, and a notification is sent.
- Rainwater tank lowLevel below the low threshold: automatic mains top-up, irrigation carries on.
From meter to user, an open data chain
Meters, controllers and probes communicate over encrypted LoRaWAN 868 MHz radio with a gateway installed in the plant room, connected by Ethernet or 4G to the CSMART platform.
The solution is open and vendor-neutral: the data remains the client's property and stays accessible, by role, to the property manager, the operator, the maintenance team, the occupants and the water utility.
- Encrypted radio, European hostingThe LoRaWAN network reaches through the building without cabling; data is hosted in Europe.
- 10 to 15-year batteriesNo power to run to the meters, and no electrical maintenance.
- One gateway for about a hundred unitsThe infrastructure stays light — and it serves electricity and gas next.
- BMS integration and APILoxone, HTTP API and webhooks — plus a local safety shut-off that works even without Internet.
A benefit for every stakeholder on site
Residence, hotel, campsite or condominium: savings come from fast leak detection and from making occupants accountable.
Client and manager
Fair, indisputable allocation, billing based on actual use, less water damage and potentially lower insurance.
Operator
Real-time alerts, automated check-ins and check-outs, no more manual readings, off-season mode and fewer site visits.
Occupants and owners
Tracking and alerts on a portal, a more predictable budget, higher property value and controlled charges.
Water utility
MID-certified data, real-time indicators, main meter unchanged, individual billing possible.
A supported roll-out, from audit to run
Each party contracts with you for its own scope. CASAMAST designs and operates; installation is carried out by a qualified installer.
Audit and proposal
CASAMAST surveys the existing network, defines the architecture and writes the specifications. You receive the CASAMAST offer — equipment, build, run — and the installer's direct quote, then approve the solution and the schedule.
Installation
Fitting and connection by the qualified installer, under its sole responsibility and following the specifications.
Build
CASAMAST pairs the equipment, configures alerts and scenarios, runs data acceptance and onboards your teams.
Run
Collection, monitoring, reports and support, as an annual subscription. You remain the owner of your equipment.
CASAMAST designs and operates, the installer installs
CASAMAST does not work on water networks. Installation is carried out under the installer's sole responsibility, and the installer guarantees its work. Hardware supplied by CASAMAST carries the manufacturer's warranties.
| CASAMAST | Qualified installer | You, the client |
|---|---|---|
| Designs the architecture and specifications | Contracts with and invoices the client directly | Chooses its installer, or one of our partners |
| Supplies the hardware, depending on the project | Installs and connects the equipment | Approves the solution and the schedule |
| Delivers the build: configuration and acceptance | Guarantees its work (professional liability) | Accesses its data, by role |
| Operates the run: data, alerts, support | Follows the CASAMAST specifications | Remains the owner of its equipment |
Two compatible models
Internal allocation — you allocate or recharge the measured consumption: service charges, stays, tenants. This is the most common case in tourist residences and campsites.
Official individual metering — in multi-unit buildings, under agreement with the water utility. In that case CSMART Water keeps leak detection and shut-off, which remain your operational tools.
Where it applies
Configuration changes with the governance of the site; the technical foundation stays the same.
Let's talk about your property.
Thirty minutes is usually enough to scope a project: the guest journey you want, operating constraints, regulatory deadlines and a realistic order of magnitude for the payback. Two showhomes are open to visit, in La Londe-les-Maures and Les Arcs.
